Maple Ridge added an Urban Infill Residential use to its existing zones in June 2024. The rules are straightforward; the eligibility and servicing checks are where projects are won or lost.

Rather than rewriting its zoning map, Maple Ridge added an Urban Infill Residential use to eligible single-family and duplex lots in June 2024. Those lots permit up to 3 units under 281 square metres, up to 4 units between 281 and 4,050 square metres, and up to 6 units on lots of at least 281 square metres within 400 metres of frequent transit.
Eligibility has two hard requirements: city water and sewer service, and location within the Urban Area. Agricultural Land Reserve and hazard-constrained properties are excluded. The city publishes an Urban Infill Residential Unit Locator to check specific addresses, and most projects proceed on a building permit without rezoning or public notice.
No city water and sewer, no SSMUH. On larger and semi-rural lots this is the first thing to verify, because it decides whether the conversation even starts.
Maple Ridge requires an Engineering Service Review before the building permit application. It surfaces servicing upgrades and road dedication early, which is exactly the kind of cost you want on paper before drawings.
The city's Urban Infill Residential Unit Locator gives a fast read on your address. Treat it as the start of diligence, not the end; zone-specific setbacks, height, and coverage still shape what fits.
Up to 3 units on lots under 281 square metres, up to 4 units on lots between 281 and 4,050 square metres, and up to 6 units on lots of at least 281 square metres within 400 metres of a frequent-service bus stop. Eligible lots must have city water and sewer service and sit within Maple Ridge's Urban Area.
Three things: single-family or duplex zoning with the city's Urban Infill Residential use, connection to city water and sewer, and location inside the Urban Area. Agricultural Land Reserve properties and hazard-constrained lands are excluded. The city's Urban Infill Residential Unit Locator checks specific addresses.
An Engineering Service Review must be submitted before any building permit application. It identifies required servicing upgrades, road dedication, and site conditions. The city also offers an optional Pre-Application Review to confirm what housing types your property allows before you spend on design.
Council adopted the changes in June 2024 through Bylaw 7998-2024, adding an Urban Infill Residential use to eligible zones rather than rewriting the zoning map. Most projects since proceed on a building permit without rezoning.
