What a feasibility check actually looks at

Free feasibility check is an easy thing to offer and a hard thing to do well. Here is exactly what ours reviews, partly so you know what you are getting, and partly because these are the six questions any homeowner should demand answers to before commissioning drawings, from us or anyone.

1. What does the bylaw actually say about your lot?

Not the provincial framework, your city's implementation of it. Zone, land use designation, lot size tier, and any local wrinkle: Coquitlam's fire flow form, Port Coquitlam's development permit, Maple Ridge's Urban Area test. This is a primary-source check against the current bylaw, not a lookup table.

2. How many units, really?

The advertised maximum and the achievable number are different figures. Frontage, lane access, grade, and transit proximity move the real answer up or down. Six units on paper can be four in practice; three on paper can occasionally be four with the right configuration.

3. Can the services carry it?

Water and fire flow capacity vary block by block and quietly decide unit counts, sprinkler requirements, and sometimes viability itself. Offsite servicing is where budgets go to die, six figures on some corner lots, so it belongs in the first conversation, not the last.

4. Where do cars and people enter?

Driveway placement, parking requirements and whether they even apply near transit, and how entrances work for multiple households on one lot. Access problems are design problems, and design problems are money.

5. What will it cost, in categories?

Not a quote, a structure: construction range for the form you are considering, soft costs, municipal charges, servicing exposure, and financing shape. Enough to know whether the project deserves real design dollars.

6. What is the exit?

Strata, fee simple where available, rental, or a hybrid. The intended exit dictates the drawings, so it gets decided first, not discovered later.
